WHat is the lamplighter initiative?
The Lamplighter Initiative is a collaborative hotel renovation project to create more affordable housing for the residents of Santa Fe. Key operational partners on this initiative include Anchorum Health Foundation, JL Gray Company, The Life Link, and New Mexico Coalition to End Homelessness.
This project will create 58 new units of affordable housing on the property of the existing Lamplighter Inn located at 2405 Cerrillos Rd.
The Lamplighter initiative is funded by Anchorum Health Foundation, City of Santa Fe, The Annie E. Casey Foundation, New Mexico Department of Finance and Administration (DFA), Mortgage Finance Authority (MFA), Santa Fe Community Foundation, Santa Fe County and The Thornburg Foundation.

What's Happening Currently?
Now that the deal to convert the Lamplighter Inn is underway, the development team is working hard behind the scenes on a number of items related to turning the property into permanent residences. This includes designing energy-efficient systems and infrastructure improvements to adhere to modern city regulations and environmental standards. Once the remodeling is complete, the property will be well-equipped to meet the needs of long-term residents.
As the remodeling work takes place on the property, the team is also finalizing plans related to open space and landscaping, ensuring that future residents can enjoy a peaceful, inviting atmosphere.
Below are photos of asbestos remediation work on the property, which has been completed.
This process ensures the building is safe for long-term habitation, and adheres to all necessary building codes and regulations.

Once the remodeling is complete, the property will be well-equipped to meet the needs of long-term residents.
As the remodeling work takes place on the property, the team is also finalizing plans related to open space and landscaping, ensuring that future residents can enjoy a peaceful, inviting atmosphere.

WHo will live there?
The Lamplighter will welcome members of the community that need affordable housing, and leases will be reserved for those earning 80 percent of the area median income (AMI) or less. For example, a household of two could earn no more than $46,720 in 2021 to qualify. This is an ideal property for those at risk of eviction, as well as those who are currently homeless. Oftentimes housing like this can serve to prevent homelessness before it occurs. 25% of the units will be set aside for those with special needs who require some service in order to remain housed. There will be onsite staff coverage up to five days per week provided by The Life Link to administer these services.
how do i join the waiting list?
Once the project is nearer to accepting occupants, the property manager JL Gray will manage the wait list process. We are currently still a ways out due to the construction and renovation work that must be completed before occupancy. As soon as the wait list becomes available, we will post more information on this page.

Upon completion, the Lamplighter will feature 58 units of affordable housing—small units that will rent for $725 to $825 a month. There is currently no affordable rental housing in process in 2022. This is the first project that could provide new affordable housing in the next 12-15 months. Additionally, rehabbing an existing property is a greener approach than new construction and the location will provide excellent access to public transportation, services, and employment opportunities for site residents.
why am i just hearing about this project now?
This project is utilizing COVID-specific resources for funding, so the process unfolded on an accelerated timeline in order for the team to access resources aimed toward addressing the local housing crisis. This project has been discussed by a broad group of stakeholders and a community collaborative since April of 2021. Santa Fe County began discussions in the summer of 2021 during a Board of County Commissioners (BCC) meeting where it officially voted to allocate funds for the project. This project is not new construction and does not require a lengthy land use process or zoning change.
